Hot and humid weather is inevitable, but with good maintenance, you can beat the heat!
In this second edition of Maintenance Matters, our world-class construction team, led by Ryan Rathburn with ongoing support from Hunter Kick, has a few tips to ensure your home's air conditioning (A/C) is ready for summer.
Regularly having your A/C system serviced has many benefits, including improved air quality, lower energy bills, and fewer repairs. Here are some annual maintenance items you can do as a homeowner:
- Replacing the HVAC system air filter. Air filters should be replaced regularly. Check the system filter monthly and replace it when dirty.
- Remove debris, such as leaves, twigs, and trash, from the outdoor condenser, so air flow is not obstructed.
- Trim foliage at least 36 inches away from each side of the outdoor condenser and at least 48 inches above the condenser, so air flow is not obstructed.
- Make sure supply registers and return grills inside the home are not obstructed.
If your system has not been inspected regularly, consider hiring a certified HVAC company to service it. Items that a service technician would inspect and clean include the basic maintenance items, but also include:
- Washing the outdoor condenser coil to remove dirt and cottonwood.
- Cleaning the interior of the outdoor condenser to remove debris that has fallen into the unit.
- Lubricating the outdoor fan and indoor blower bearings.
- Checking and tightening all electrical connections.
- Checking electrical components such as capacitors and contactors for proper operation.
- Cleaning the indoor evaporator coil.
- Cleaning the condensate drain line and condensate pump.
- Checking the thermostat operation.
- Checking the refrigerant charge in the system.
Most HVAC companies offer an Energy-Saving Agreement (ESA), a program that allows them to inspect and clean your HVAC system twice a year, once during the cooling season and once during the heating season. The benefits of this program often include no overtime charge for after-hours service calls and a 10-20% discount on repairs. The program provides peace of mind by scheduling your maintenance appointment, so you don't have to worry about remembering.
